Whilst “recent sales” should suggest the property is worth one price, I do not want to put a fixed price on the property as the price people will pay will be dependent on what they need the property for especially given the southern buyer invasion and erratic (but positive) price difference Facebook can create.
The graph to the right is Realestate.com.au's traffic report for the above property in Narangba. In just ONE DAY we had 5407 views when most agencies would achieve just 136 (Source: Realestate.com.au). It just takes one Sydney buyer (and agent who knows how to find them) to discover an extra $500,000.
I believe the property would be around the $1,450,000- $1,550,000 I would like to push for $1,600,000 plus as I want to make life long clients out of you.

Sadly over the last 2.5 years realestate.com.au have crippled their own product with the "Premiere+" listing. These listings rotate to the top of Page 1 for the suburb every 15 days. This sounds great until reality sets in and listings that have been on the market for 4 weeks, 4 months or 4 years can push you down to page 2 before your first open home.
Whilst Realestate.com.au is a big part of what we do, if an agency hasn't got a plan to combat this significant threat to a campaigns success, the handbrake this can put on a campaign is immeasurable.

STRATEGY: BUYER INSPECTIONS

It still astonishes us that agents ask owners to outlay so much in marketing and then just show up for 30 minutes on a Saturday – at a time that buyers spend less than 5 minutes inspecting your home as all of the properties are open at the same time.
Our attendance levels sky rocket in the afternoons thanks to kids with morning sport and dance etc but the biggest reward is the longer duration of inspection time buyers undertake as they are not rushing off to another open home. Below is the data from our most recent market snap shot of buyer traffic versus agent effort.
In the last 3 months we have had 9 properties where the afternoon buyer eclipsed the offer the owner would have accepted from the morning by more than $50,000. In one case the offer was $186,000 higher. We feel for aother agencies owners who have no idea what they have missed out on the afternoon with their agents.
Every Saturday buyers comment "you are the only one that I actually get to talk to" or "you are the only one that is helpful with a guide around price" or "the only one who teaches me things". It's not hard to be helpful and I always joke "It's not my job to stand around and look pretty otherwise I am getting made redundant"

It might sound funny, but the reality is, it is the truth.
When we achieve an extra $30,000-$300,000 for our sellers, we cover our fee multiple times over - and we can prove this.
The rate we earn for these our results (and I say our results as it truly is a team effort) is 3.7% including GST- but boy do we earn it!
I have always maintained the philosophy that a great agent doesn’t charge a fee, he earns one.
No vendor ever pays a fee up front, so it’s easy for an agent to be “cheap” but the reality is you are stuck with them when they don’t perform – or fail. I’m more than happy to prove our worth and if you ever feel like we haven’t earned our fee our principal would happily discuss this before signing off on a contract.
We put our money were our mouth is.Whilst many agents claim to be great negotiators, they prove this in seconds at the point of listing by trying to undercut or "out price" everyone - yet then promise the seller that they won't do the same to attract buyers.
Really?!
It's like a fat personal trainer saying they will get you fit better than anyone else (pictured) it doesn't stack up.
Our fee is what we ask for the right to earn, however we are happy to put in deliverables/guarantees in place to prove we are going out there to earn it.
